The Project consists of two Buildings, Tower A and Tower B, sitting on top a 5 storey Basement and 2 levels of podium.
The basement consists of car parking, a loading dock and a linear accelerator bunker whilst the podiums have a combination of entries, retail tenancies and tenancies. Above the podium there is Tower A which is a 4 level Class 9a (Health) facility and Tower B which is a 6 level Class 5 (Commercial) facility. There is a proposed bridge to provide a link between the North Shore Health Hub and the existing North Shore Private Hospital over Reserve Road.

The project scope involves the design and construction of the base build works with integrated fit-out to be undertaken by the tenant.
There is also an existing warehouse on the site which is to be demolished as part of the scope.

The new building has a total GBA of approx. 44,500m2.

The extent of the works shall include, but not be limited to, all of the following, all in accordance with the Specification and Drawings:
1) The supply, delivery and application of fire rating to structural steel, mechanical ductwork and penetrations including all labour,
access, plant, materials and equipment required to carry out the works. To be inaccordance with the specification, drawings, PPR
and shall include, but not be limited to the following;
a) Fire Rating to Structural Steel – 120min Rating Required
i) Apply fire spray to steelwork. To have either a zinc phosphate or inorganic zinc primer applied prior to delivery to site (by others) – structural steelwork members varying in size from 100 x 100mm steel angle to 530UB82.0 in size,
ii) Provide all warranties as detailed in the specification,
iii) Provide all access required during application,
iv) Protect adjacent surfaces duration application,
b) Fire Rating to Mechanical Ductwork – 120min Rating Required
i) Apply fire spray to mechanical ducts as specified by the mechanical subcontractor,
ii) Provide all warranties as detailed in the specification,
iii) Provide all access required during application,
iv) Protect adjacent surfaces duration application,
c) Fire stopping to penetrations – 120min Fire Rating Required
i) Apply fire spray to mechanical ducts as per Roberts Pizzarotti mark up to be issued with tender
ii) Provide all warranties as detailed in the specification,
iii) Provide all access required during application,
iv) Protect adjacent surfaces duration application,
