Central Coast Council seeks to commission a Strategic Housing Master Plan that has been funded by the Australian Government for the purposes of:

• Providing an evidentiary-based plan that informs housing developments in placement, size, and demographic targets over 20-40 years
• Addressing an imbalance in demand for diverse size and style homes with most 3-bedroom homes on large blocks housing 1-2-people, often due to lack of quality choice alternatives for smaller aesthetically pleasing homes with amenities
• Providing a definitive guide to developers, including suggestions for regulatory planning overlays needed and requiring aesthetically pleasing homes in well-planned communities that deliver lifestyles to meet community expectations
• Attracting a younger demographic which is a primary aim of Council's economic growth agenda in the face of an ageing population, forecast to cause an economic regional disadvantage by 2041
• A strategic drive for attractive affordable housing in well planned, integrated developments, to meet demand for diversity and mitigate economic downturn
• Delivering an expectation to Homes Tasmania for delivery of suitable land for affordable housing development that meets the community expectation and acceptance criteria to ensure socially integrated smooth socially connected and supported transitions
• Improve transport technology and connectivity to inform strategies to assist advocacy for better spread of services into rural and hinterland areas
• To improve diversity of housing options by providing a Master Plan that can inspire that diversity and flexibility, style, aesthetics and sense of place that fits our place, but does not recreate it to the point it becomes unrecognisable and therefore, less locally cherished.
